There are mandatory association dues. Property holders receive discounted rates for golf, equestrian and ski services or can purchase discounted season passes.

Recreation fees include unlimited use of the Trout Creek Recreation facilities, the clubhouse, tennis courts and the Donner Lake beach club marina and boat launch.

Lot sizes average one-third acre. Homes are served by sewer and natural gas or propane.
